Land Clearing, Fencing, Drainage and Dirt Work in Sugar Land

Sugar Land is a city of master-planned neighborhoods, and most of its homes went up in the 1980s and 1990s. Census figures put the median home at a 1994 build. Much of the city sits on heavy clay, so water stands in yards after a hard rain. Wood privacy fences lean, and storms knock sections down.

Sugar Land is part of our service area, about 20 road miles southeast of Katy by the Grand Parkway. Florida's Contracting and Land Services, a Texas land clearing company, puts in French drains here and repairs privacy fences. We also tear down old houses and handle land clearing on the acreage at the edges of town. Call or text (979) 824-2296, and we look at the job and put the quote in writing.

Why do Sugar Land yards hold water after a storm?

Federal soil maps put Brazoria clay under more than a third of Sugar Land. It is clay the Brazos River laid down, and water moves through it very slowly. Two more clays, Lake Charles and Pledger, cover close to a fifth of the city. The ground is nearly flat, and Sugar Land averages about 50 inches of rain a year.

Nine levee improvement districts cover most of the city. They keep up the levees along the rivers and drain the land behind them. The city's 2024 bond adds public drainage work, such as inlet replacements in Sugar Lakes. A back yard that holds water is a different job, and the fix happens on your lot.

Water also sits in the narrow side yard between two houses, where mowers pack the ground hard. We cut a French drain through the wet area and backfill it with crushed granite for drainage. The city's permit guide lists area drains as plumbing permit work, so ask its permits office about a yard drain. State water law bars sending that water onto the lot next door in a way that damages it.

Privacy fence repair for Sugar Land's 1980s and 1990s homes

Close to 9 in 10 Sugar Land homes are detached single-family houses, Census estimates show. In ZIP 77478 the median home dates to 1988. In 77479 it is 1998, and in 77498 it is 1997. Clay that swells and shrinks with the weather can push fence posts out of line.

The city's fence rule turns on the size of the change. Replacing a fence like for like, at the same dimensions, needs no permit. A new fence, or one that changes size, needs a city fence permit. The city asks the property owner to apply online, and your HOA may have deed restrictions too.

Our privacy fence repair covers damaged sections, leaning runs, rotten bottom boards and storm damage. That includes the shared fence between two back yards. When a fence is past patching, we build a new wood privacy fence with a rot board. The written quote says what gets repaired and what gets replaced.

Land clearing on the edges of Sugar Land

City Council calls redevelopment its top priority. Census estimates show only about 1 in 10 homes here was built in 2010 or later. The city's extraterritorial jurisdiction adds about 13 square miles past its limits. South of the Brazos River, the city is building water and wastewater plants for the homes and businesses planned there.

For a tree in your yard, the city has no removal ordinance, though some HOA deed restrictions cover trees. Clearing or grading an acre or more in the city needs a land disturbance permit and a stormwater plan. A Sugar Land address does not always mean city limits, the city warns. Outside the limits, Fort Bend County Engineering issues development permits.

Our land clearing is sized for lots and tracts of 10 acres or less. The soil survey lists pecan, elm, hackberry, oak and ash as native trees on Brazoria clay. A forestry mulching head on the skid steer grinds brush and small trees where they stand. Where material has to leave, we load the trucks and the trucking is arranged.

House demolition in The Hill and the rest of Sugar Land

Sugar Land was a sugar company town before it was a suburb. The Hill grew up in the early 1900s as housing for Imperial Sugar workers. The city's guide for The Hill says aging homes there have been replaced with larger new ones. Sugar Creek followed in 1968 as the area's first master-planned community, and First Colony began in 1977.

The city lists residential demolition outside The Hill as an express permit, issued online with no plan review. In The Hill, a demolition also has to follow the district's tree rules. Where the lot has one, a protected hardwood in the front half has to stay. Protected means 8 inches or more across, measured 4.5 feet up.

Our house demolition covers houses and barns up to about 5,300 square feet, plus sheds and old concrete. We load out the debris, and the trucking is arranged. If you want the ground cut and leveled after, we do that too.

Questions We Hear Around Sugar Land

A few of the questions we hear most around Sugar Land. If yours is not here, call or text and ask.

Call (979) 824-2296

Do I need a permit to replace a fence in Sugar Land?
Not for a like-for-like replacement at the same dimensions, the city says. A new fence, or one that changes size, needs a city fence permit. In The Hill, new front yard fences are not allowed. The written quote names any permit the owner needs.
What does a French drain cost in Sugar Land?
Length, depth, the number of downspouts that tie in and access to the yard set the price. Heavy clay and where the water can legally end matter too. We look at the job and put the quote in writing. Call or text (979) 824-2296.
Is my Sugar Land home protected by a levee district?
Nine levee improvement districts operate over most of Sugar Land. The city's website has a map where you can look up your address. Where no district covers a neighborhood, the city handles stormwater and the floodplain. A levee keeps out river water, and a soggy back yard is a lot drainage job.
Do you clear land in Sugar Land?
Sugar Land is part of our service area, along with Richmond and Missouri City. We clear overgrown lots and build sites of 10 acres or less. State air rules limit burning cleared brush in Fort Bend County. Our mulching head grinds it in place where that fits.
Why does my side yard stay wet when the rest of the yard drains?
Mowers pack the ground hard in a narrow side yard between two houses. Roof downspouts may empty into the same strip, and the clay underneath takes water in slowly. A French drain gives that water a way out, and downspouts can tie into underground lines. Texas law calls for an 811 call before digging 16 inches or deeper, so buried lines get marked first.
