Fulshear had 16,856 people at the 2020 census, and the Census Bureau estimated 64,630 by July 2025. About nine in ten homes in the city were built in 2010 or later. New yards on flat prairie ground hold water after a hard rain. Lots and acreage that sit unused grow up in brush fast.

Fulshear was laid out in 1890 along the railroad, where FM 359 and FM 1093 meet today. It grew up as a farm market for rice, cotton, corn and cattle. In the country around town, we clear lots and pasture up to about 10 acres. We also clear fence lines and build ranch fence with pipe posts and H-braces.
South of downtown, toward the Brazos River, the soil maps turn to river clays such as Brazoria and Belk. Both take in water very slowly, and Belk clay cracks a half inch or wider as it dries. That clay turns very sticky when wet, so heavy work there waits for firm ground. After clearing, our dirt work covers house pads and gravel drives.
Fort Bend County is in the Houston area's ozone nonattainment area under federal air rules. There, state rules allow burning land-clearing brush only when no practical alternative exists, and mulching is one the state lists. So our mulching head grinds brush in place wherever the job allows. Material that has to leave is loaded out, and the trucking is arranged.
Inside the city limits, the City of Fulshear's permit office decides. Its forms cover fences, grading, demolition and work in the right of way. The grading form applies to any area of 2,000 square feet or more to be disturbed or graded. Those plans carry an engineer's seal and show which trees stay and how they are protected.
On unincorporated land outside the city, Fort Bend County Engineering issues development permits. The county wants one when fill or excavation tops 500 cubic yards per acre. It also wants one when the ground level changes by six inches or more. A new driveway onto a county road needs one too.
If your land sits in the ETJ just outside the city limits, check with both offices. A Fulshear mailing address does not decide the office, because the city line does. The written quote names any permit the owner needs, and the permit office has the final word.
On federal soil survey maps, the most common soil in Fulshear is the Katy series. It is a deep, loamy prairie soil on nearly flat ground, and water moves through it moderately slowly. Cyfair soil is common here too, and the survey rates it somewhat poorly drained. In normal years, its seasonal water table sits 12 to 36 inches down from January through April.
In narrow side yards, mowing packs the ground hard over time. Water then sits by the gate and along the fence after a big rain. French drain installation gives that water a path off the lot.
State water law bars sending water onto a neighbor's property in a way that damages it. So we plan each drain to empty where the lot already drains, such as the street or a ditch.
Most Fulshear homes are single-family houses, and much of the growth came in master-planned neighborhoods like Cross Creek Ranch. That community alone covers about 3,200 acres. Wind and soft, wet ground are hard on a wood privacy fence between backyards.
Our privacy fence repair covers a damaged or leaning section, or new fence with a rot board. The rot board runs along the bottom and keeps the pickets up off the soil. We also fix shared fences on the line between two yards.
The city's fence permit form says a fence or wall over six feet needs a permit. The same form keeps fences out of easements and the right of way. If your neighborhood has an HOA, check its fence rules before work starts too.
