Land Clearing, Fencing, Drainage and Dirt Work in Sealy

Rain in Sealy is slow to leave. Nearly half the town sits on flat Katy and Wockley fine sandy loams. The NRCS soil survey says these soils take in water slowly once they are wet. Wockley ground can stay soaked a few inches down for 3 to 6 weeks in winter and spring. That is the side yard that squishes underfoot and the pasture gate that turns to mud.

Florida's Contracting and Land Services is a land clearing company serving Katy and the west side of Houston. Sealy is part of our service area, about 22 miles west of Katy on I-10. Our land clearing in Sealy covers lots and small acreage of about 10 acres or less. We also clear fence lines and fix yards that hold water. Call or text (979) 824-2296, and we look at the job and put the quote in writing.

What kind of ground is Sealy built on?

The soil map inside the city limits is mostly sandy loam and loamy sand. Katy fine sandy loam covers about a quarter of the town, and Wockley just over a fifth. The NRCS rates Wockley somewhat poorly drained, with water that perches near the surface in wet months. Hockley and Monaville loamy fine sands sit on gentle 1 to 3 percent slopes and drain better.

About 2 percent of the city maps as Frydek clay loam, which the survey lists as occasionally ponded. FEMA maps about 6 percent of the city in the high-risk flood zone, mostly along Allens Creek. The city keeps master drainage plans for the Allens Creek and Little Bernard Creek watersheds.

On a house lot, wet ground shows up as a side yard or gate area that holds water for days. French drain installation carries that water away underground, and crushed granite backfills washouts. Sealy's code lists places where water collects and goes stagnant as a public nuisance. State water law also bars diverting runoff in a way that damages a neighbor's property.

Older homes and in-town lots in Sealy

Sealy grew up as a railroad town. The railroad bought the land in 1875 and surveyed a townsite, and the post office opened in 1880. By Census survey estimates, the typical home in the city dates to the 1980s. Close to 4 in 10 were built before 1980.

About one home in five in the city is a mobile home, and about half are single-family houses. When an old house or barn is past saving, our house demolition takes it down. We load out the debris and can level the ground for what comes next. Sealy's building permit form covers demolition, and it asks the applicant to certify an asbestos survey.

Sealy is growing. The Census counted 6,839 people in 2020 and estimated 7,937 by July 2025. A new house needs a cleared lot and dirt work for the house pad before the builder starts.

Pasture and fence lines outside Sealy's city limits

Early Sealy was a shipping center for local farmers and ranchers, and the county is still farm country. The 2022 Census of Agriculture counted 1,930 farms in Austin County. Pasture covered about 175,000 of their 259,000 acres. Over 4 in 10 of those farms run 10 to 49 acres.

Sealy's 77474 ZIP covers about 207 square miles, and the city fills less than 12 of them. Our service area takes in the acreage along FM 2187, FM 3538, FM 1094 and SH 36 toward Bellville. When brush takes over a fence, the wire cannot be fixed until the line is open.

Our fence line clearing mulches a clean lane along the wire with a skid steer and mulching head. Then we rebuild the ranch fence on pipe posts and H-braces. For pasture and build sites, our land clearing on small acreage mulches the brush in place where that fits. When material has to leave, we load the trucks and the trucking is arranged.

Which office issues permits for land work in Sealy?

Inside the city limits, the Planning and Community Development Department issues construction permits. Its building permit list includes fences taller than 7 feet. Sealy's code calls for a land disturbance permit before work that disturbs an acre or more. Some smaller jobs need one too, and the department makes that call.

The city's land disturbance form asks for a site map and a work schedule. It says fees double if work starts before the permit is issued. Once a job disturbs an acre or more, the state's construction stormwater permit can apply too.

For a driveway culvert in a city street ditch, Public Works has its own culvert installation application. The same form limits gravel drives inside the city to tracts over five acres. Even there, the gravel must be a dustless, all-weather type, and crushed limestone is ruled out. Our driveway culvert installation covers entrances off county roads and farm roads.

Outside the city, Austin County Planning and Development handles development permits and driveway culvert permits. In a mapped flood zone, the county flood order counts filling and grading as development. That work takes a floodplain development permit from the county's floodplain administrator.

Sealy FAQ

Questions We Hear Around Sealy

A few of the questions we hear most around Sealy. If yours is not here, call or text and ask.

Call (979) 824-2296

Is Sealy part of your service area?
Yes. Sealy is part of our service area, and so are Wallis and San Felipe nearby. We take on lots in town and acreage on the county roads around it. Call or text (979) 824-2296 with the address and what you need done.
What does land clearing cost on acreage near Sealy?
The price turns on the acreage and how thick the brush and trees are. Whether brush is mulched in place or loaded out on trucks also changes it. Soggy ground after a wet spell can change when a machine can get in. We look at the job and put the quote in writing.
Who approves a driveway culvert on a county road near Sealy?
Austin County Planning and Development issues the culvert permit. The county form says the precinct commissioner must approve any change to county right of way. The property owner stakes the middle of the new driveway and meets the commissioner or a designee. On a state highway like SH 36, the form sends you to TxDOT.
Is an overgrown lot in Sealy a code problem?
Sealy's code lists weeds taller than 12 inches as a public nuisance. Piled-up brush is on the same list, and the city's code enforcement staff takes complaints. We clear an overgrown lot with a skid steer and mulching head. The brush is mulched in place where that fits.
Should I call 811 before digging in Sealy?
The City of Sealy's own FAQ says to call 811 before digging on your property. State law asks for at least 48 hours of notice, not counting weekends and holidays. That covers most digs 16 inches or deeper. Lines that serve only your own property, like a water well line, are yours to point out.
